Durch die Nähe zum Stadtzentrum, den Grossen Bestand an Häusern aus der Gründerzeit, den ehemals überwiegend schlechten Gebäudezustand und die dadurch ehemals vorherrschenden niedrigen Mieten und Bodenpreise, unterliegt der Stadtteil Prenzlauer Berg in den letzten Jahrzehnten, und bis heute dem Prozess der Gentrifizierung.
